On the onset, hardwood flooring can seem like a very expensive option. However, you should keep in mind that it generally lasts longer than other flooring options and adds more value to your home.
If you’re considering doing all the labour yourself, you should budget for the product costing between $4 to $10 per square foot. The price will depend on the style, species and grade of the wood.
If you’re having all the labour done by a company you should budget between $10 to $15 per square foot. This will likely cover the product and all related installation costs.
TYPE OF WOOD
When buying hardwood, you’ve got two options – solid hardwood or engineered hardwood. Depending on how you’d like your new floor to perform, you’ll need to consider the durability and construction of these two choices.
Engineered hardwood is more structurally stable with is being made up of plywood that’s been cross-grained and laminated together. Though the top layer is hardwood, it handles moisture better than solid hardwood and can still be sanded down and refinished.
Soild hardwood is, as it sounds, comprised of a single piece of solid wood. This makes it slightly less versatile than engineered wood but means it can be sanded down and refinished more than engineered wood.
Is the area you’d like to install hardwood above grade or below grade?
Both solid and engineered wood can be installed in above grade areas which means you have more options in terms of which hardwood you choose.
Below grade areas, however, are prone to moisture and irregular temperatures and therefore can only take engineered wood. Solid hardwood doesn’t have the structural integrity to handle below grade installations.
What type of hardwood and finish you consider will depend on whether you’ve got a high traffic house or not. High traffic areas would benefit from a hardwood flooring with a matte finish or a distressed or wire brushed look to hide any potential dents or scratches. High traffic areas will also benefit from a harder wood species.
Rooms with less traffic have a little more flexibility in terms of finish and species. Shinier finishes and softer woods with perform well but still need to be carefully maintained in order to preserve the finish of the floor.
